12-31-02 Another positive year up on the shelve. Starting today, all Home Inspectors in Arizona must be certified. Engineers and Architects are qualified to and do conduct home inspections within the scope of the profession, without having to obtain a home inspection certification.
12-19-02 An estimated 400,000 homeowners, sellers, buyers, Realtors and Mortgage lenders around the country could be in for a shock on January 1st 2003. That's when the national flood insurance program grinds to a halt. It may just be temporary, because of Congress' failure to reauthorize it before the holidays. It will not be a major impact for Tucson. However, if you are considering other parts of the country be sure to check into flood insurance before purchasing.
12-17-02 Sabino Springs may have some new lots coming on the market after the first of the year. The lots are view lots in the highest part of Sabino Springs. I will keep you updated.
The Tucson Open for 2003 will be the last part of February and the first couple of days of March. I will keep you updated.
The median sale price, the price at which half the homes were sold above and below, rose by 9% from 2001s $129,000 to $140,000 in November 2002. The average sale price for single family residence was $192,226 in November, 2002 compared to $167,274 in November, 2001. Average days on the market is 50 days for November 2002.
12-9-02 I just heard El Conquistador will be increasing its membership fee after the first of the year to $10,000 from $8,500.
El Conquistador is probably the most all round active Country Club. Canada Hills, the name of the surrounding homes of El Conquistador, has had a good year for sales with over 100 homes sold. I will be updating my spreadsheets soon and will let you know when I put them online.
11-30-02 Value vs. Cost: The national average of percentage cost recouped during the first year for a midrange home kitchen remodel is 67%. The bathroom remodel came in at 88%.
I have been getting in some more golf. Recently, I played 49ers and Arizona National and I would give them both a thumbs up.11-23-02 October 2002's total home sales volume increased 33% from last October. The average sales price for all residential types shows an increase of 9% to $166,822 from last October.Average days on the market is now at 50 days. National new home starts were down 11% for October, but are 4% higher then last October. Could this be just a bump in the road? Interest rates are still low low.
Recently, I had the chance to play Del Lago Golf Course and Continental Ranch Golf Course. Both tracks were in excellent shape, with the winter rye overseeding fully grown in. Most golf courses in Tucson look to be in great shape for this fall/winter season. Additionally, our weather here in Tucson has been perfect, 40s to 50s overnight and 70s to 80s by mid afternoon with clear blue skies.10-31-02 Happy Halloween. Most people, including some Realtors, are confused over the difference between pre-qualified and pre-approved for a mortgage. I hear the terms being misused on a regular basis, and there is a huge difference. Pre-qualified means the buyer has talked to a loan officer and if everything the buyer said was true, then they should be qualified for the loan. Pre-approved means the buyer's job, income, and debts have been verified and all the information has been submitted to an underwriter. We now have automated underwriting, which provides instant approval. So, if you were in a sellers shoes which buyer would you want to work with, pre-qualified or pre-approved?10-24-02 After months of debates and aggressive lobbying efforts, homeowners and builders reached common ground on a new statute that requires homeowners and builders to try and resolve problems before resorting to a lawsuit. Effective August 22, 2002 the new law requires both parties to participate in a 90 day "cooling off" period.
10-21-02 The September 2002 residential home sales statistics indicate new records for the month of September.There are records numbers in total units sold, total sales volume, total listings under contract, and new listings for September. Also, average sales price, and median sales price are all above any prior September.
10-12-02 My forecast is for a stable housing market in 2003. Home sales have come off of a breakneck pace during the first half of 2002 and I expect they will stay in a relatively narrow range for the coming year. The continued sluggishness in our economy has caused mortgage interest rates to drop to the lowest levels since the 1960s. I project the 30 year fixed mortgage interest rate to rise gradually to over 7% by the end of 2003. Tight housing inventories have placed a lot of pressure on home prices this year. We should see a better balance between buyers and sellers in the coming year.
10-7-02 There are many reasons people land in Tucson. The weather is the most obvious. We have big city amenities, with a small town atmosphere to enjoy. Additionally, did you know that Tucson is ranked #1 city for spas and resorts by Zagat Survey, and Tucson ranks in the top 6 places to retire in the country, according to Money Magazine. 9-30-02 Recently, I have had several people purchase homes outside the golf community they will join. Why? You probably get more home for your money and it really opens the market selection. However, living inside a country club definitely has its appeal.
Homes sold in the northwest are around 2100 so far this year with the north and northeast around 600 each.9-19-02 The residential sales statistics through August are still at a record pace. The year to date total homes sold are 3% ahead of last year.And, even though the average sales price and median sales price are at an all time high, 50.1% of all closed listings sold in the first 30 days on the market, indicating a strong housing market in Tucson. The average days on the market is 52 days, with the most active price range $120,000 to $140,000. Conventional financing is still the financing of choice with 70% of sales going conventional.
9-15-02 Saddlebrooke, the retirement community north of Tucson, just received approval for their second community north of their current location. I will kept you updated as I hear more details.
Del Webbs retirement community in northwest Tucson is close to selling out. There will always be resale's. Sunflower does not have a golf course.
Interest rates are still extremely low. I have heard that rates may drop again, who knows.9-4-02 Vacant land in the foothills is becoming scarce. Buyers are starting to look at older ranch style homes with flat roofs to tear down. Most cities experience areas that are renovated, and for the foothills in Tucson it is a new experience. Tucson Country Club has for the past several years seen 2-3 homes that have been torn down or gutted and remodeled. Since the foothills has city and mountain views it only makes since to remove old homes and replace them with updated energy efficient new homes.
In August a new form of deed was added to Arizona law, the Beneficiary Deed. Basically the property transfers upon death to the beneficiary circumventing probate. As always, check with your attorney before making decisions on how to take title.8-28-02 The Dove Mountain Area is moving along nicely. The Gallery Golf Club at Dove Mountain has around 260 members and the word is that by the end of the year they will break ground on the second 18 golf course. Additionally, they will be building a fitness center with tennis courts. OB sports owns The Gallery, plus they are developing some of the areas around the golf course.
The cottages are one of OBs projects that are located next to the clubhouse. The cottages are priced in the $600,000-$700,000 range with lake, mountain, city, and golf course views. Membership at The Gallery is $55,000 and is fully refundable ( conditions of course ). Also, the other developments in Dove Mountain are having a great year, Heritage Highlands the retirement community, Canyon Pass located on the east end of The Gallery Golf Club is in its 3rd and 4th phases with million dollar homes. Then there are several other builders, Monterey homes, David Baird homes, And a new US home subdivision just broke ground.
8-19-02 Interest rates are really low at around the 6% rate.
Sabino Springs has some good buys and the price per square foot is around $140- $150. Prices range from $200,000- $600,000. Sabino Springs is located in northeast Tucson in a rolling foothill setting. Mountain and golf course views plus a manned guard gate make it worth checking out.
I played golf in Scottsdale this past weekend and looked at some real estate. It was about 10 degrees hotter than Tucson and had less atmosphere. If you what higher real estate prices and crowds of people you should consider Phoenix/Scottsdale.8-15-02 The real estate market in Tucson may have peaked for the year if the trends continue as they have for the last three years. Market statistics reveal that there is still a strong supply of homes with new and active listings increasing at almost the same rate as pending sales. New listings are at an all time high, showing that the market will stay strong until the end of the year.
49ers CC just finished their new practice area. The area includes a new putting green, sand pit and chipping green. In my opinion it is a nice improvement to an already great course.8-1-02 Sabino Estates lots are off the market while the owner and a builder negotiate a bulk sale. I will let you know when the lots come back on the market, and who owns them. Sabino Estates is located at Sabino Springs in northeast Tucson.

The Tucson real estate market in the below $500,000 range is hot. I have been making offers on rental homes and have found people not moving off their price, and the homes are selling. Luxury home sales in Tucson are weakening, when the lenders will lend the builders will build, and that is exactly what has happened. 7-19-02 June home sales increased 3% from last year. The average sales price for a single family home is $180,000, and the median price is $138,000. Average days on the market are 47 days. Over 50% of all closed listings are selling in the first 30 days on the market.
The Gallery Golf Club is now $55,000 for membership.

7-16-02 Stone Canyon has a couple of resale homes on the market in the Million plus range. Both are around $500.00 per square foot price range. The developer has two phases available with about 100 lots. Prices start around $325,000 to over a million. They are offering a 15% discount and a one year membership dues waiver. Dues are $450,000 a month. The initiation is still $75,000.00, with membership at 142 members. When the membership reaches 175 they will start construction of the clubhouse. Sixteen homes have been completed, and 28 are under construction. Call me for more information on Stone Canyon and other high end areas in Tucson (Ventana Canyon).
7-10-02 We finally start receiving rain the last couple of days to end a record dry spell. Also, the real estate market appears to be cooling off slightly from the usual summer slow down and the market taking a breath from the run up the last few years. I heard the other day that a bank in Tucson will loan you on a home equity line 1.99% for the first six months, then the rate would follow prime currently at 4.75%. There are so many new loans, it seems they have a loan to fit everyone.
6-8-02 The Raven Golf Club at Sabino Springs has been sold to I.R.I. Golf Group. They plan to renovate the 18 golf course and the clubhouse, as well as change the name. I.R.I. in the last few years has bought the San Ignacio Golf Club in Green Valley and the 49er Country Club in Tucson. The Raven Golf Club and the 49er Golf Club are just a few miles apart in northeast Tucson, it will be interesting to see if they will offer combined memberships. Northeast Tucson is home to one of the top school districts, the Tanque Verde school district. Call me for home prices, area feel and general information.

5-30-02 Ventana Canyon View has sold 170 condos and has just opened phase two. Prices are from $135,000 to $170,000, with square footages approximately 1040 to 1235. Ventana Canyon View is nestled in the foothills just north of Ventana Canyon Resort.

5-16-02 Down payments used to be a the biggest hurdle when buying a home. Lenders have made it much easier for potential home buyers over the past few years. Lenders are loaning money out at 100 percent of the value of the home plus closing costs.

Sabino Springs update on the 45 lots on 80 acres, the lots are still on hold. They are going to call me as soon as the lots come on the market. Sabino Springs has other great subdivisions with lots on the golf course. Plus, custom 1/2 acre homesites are available and resale's homes.
5-14-02 Yesterday,Tucson hit the 100 degree mark for the first time this year, with 5% humidity. It truly is a dry heat.
Market update: Sales are up 2% from a year ago with the average sales price at $174,378.00. Average days on the market is at 53 with 48% of all closed listings selling in the first 30 days. The most active price range is $200,000 to $250,000, followed by the $120,000 to $140,000 range. The most common financing is conventional, with 67% of the market.

5-3-02 You've been hearing how housing has carried the nations economy through its recent downturn and ongoing recovery-- baffling experts as to why. In 2001, as stock portfolios dropped home prices increased and kept right on selling. In fact, since record keeping began in 1968 the national median home price has risen every year, even during recessions and periods of sales decline. It's obvious that Americans believe there's great value in owning a home.

Update on Rancho Del Lago is that a new gated community is being planned by Genesee, Pepper Viner and Baird homes. As I receive information on the project I will let you know.
4-4-02 A new Arizona law, effective January 1, 2002, states that the license plate belongs to the owner, not the car. When selling a vehicle, you must remove the plate and if you purchase another vehicle, the plate can be transferred to it.

Low interest rates, a hot housing market and the disapearance of cheap land have boosted prperty values in Pima County 10 percent. Values rose about 5.5 percent in the previous two years.
3-27-02 Tucson is the 5th healthiest city, according to Health Magazine. The near perfect weather and casual lifestyle I believe are major reasons why Tucson is a healthy place to be.
2-15-02 nterest rates dropped slightly this week to around 6.8%. Conventional non-jumbo loan limits have been raised to $300,700. FHA loan limits have been raised to $144,336. VA 100% loan limits have been raised to $240,000. Also, qualified conventional purchasers can eliminate mortgage insurance on any loan.
2-14-02 Sabino Estates, at Sabino Springs, is requesting Pima County allow them to grade larger lots.Hopefully, this project will get off the ground the first half of this year. The homes will be in the $750,000 and up range. The subdivision is located in the highest part of Sabino Springs, giving superb views of the valley and the Raven Golf Course below.
2-8-02 The Gallery Golf Club at Dove Mountain will open an additional 18 holes of golf when the membership hits 320. Currently, membership is at 260. Baird Homes and Monterey Homes have subdivisions in Dove Mountain. Also, the US Home retirement community, Heritage Highlands, is located in Dove Mountain. Dove Mountain is located on the far northwest side of Tucson.
2-1-02 The Arizona Association of Realtors just released the new "seller property disclosure form." The new form is more thorough, doubling in size to 6 pages. If you would like a copy or want to discuss the new form let me know.
Arizona has a new inspection program for the transfer of ownership of on-site wastewater treatment facilities. In other words, a new septic tank inspection. The new inspection program went into effect 1-1-02. The new program will streamline the inspection and develop the simplest report form possible.

1-18-02 I have heard that Saddlebrooke is still having problems with tee times. Too many homes for only 45 holes of golf. I received a email asking how much are homes selling for below the asking price? What I have been seeing, and what I researched on random subdivisions solds, is that homes are selling for about 2-7% below the asking price.
1-10-02 With mortgage rates rising, one option to consider is a "five-one" hybrid, which offers a fixed rate for the first five years and then adjusts annually for the next 25 years. Over the past year, the spread between the rate on a 30 year fixed rate mortgage, and a five-one hybrid has been widening, making the hybrid more attractive. Right now the hybrid average rate is 6.46% and the 30 year average is 7.33%.

12-11-01 Dove Mountain has Baird Homes from $263,000 to $306,000. To. describe Baird Homes in one would that would be quaility. Masonry construction, steel framing, expandable floor plans, oversized standard garages expandable up to 6- cars.
The fed should be lowering the fed funds rate today. We will have to see what happens to mortgage rates.

Canada Hills, at The El Conquistador Country Club, has remaining lots on the golf course. Ask me for details.

Both the Canada ( Sunrise ) and the Conquistador (Sunset ) courses are in excellent shape going into the winter/spring season. El Conquistador Country Club is probably the most all round active country club.
KB Homes at del Lago Golf Club is offering 12 floorplans on 6,500-8,900 square foot lots. O-$50,000 lot premiums, with some on the golf course. Homes are available in one or two story based price from $130,000 to $160,000.. This is a new area being developed in Tucsons far southeast side. Excellent mountain views and close to I-10.

New home building permits surged in October, on the heels of strong sales in August prior the September 11 terrorist attacks. The Tucson real estate market should remain strong.
Tucson will have a new multiple listing service starting November 19th. I will still be able to email listings to you as they are entered into the system. Maps showing the location of each listing will be provided. Also, a new search tool allows a search from 1/4 to a 10 mile radius from a valid address.

The Academy Village- a 55+ community for creative living- located near del Lago Golf Club has approximately 200 lots left out of 260. The Academy Village has excellent facilities, Single family homes, townhomes and assisted living facility in the community. The U of A has no investment or ownership interest in the academy, but offers members privileges similar to those of retired U of A faculty.

In November, groundbreaking is scheduled on the five star Ritz-Carlton Resort at Stone Canyon. Stone Canyon opened in 1998 and , so far, 155 lots there have sold. Already, six luxury homes are finished and another 23 are under construction or being designed.

8-6-01 Tucson's San Xaiver Rock and Materials has been located on the northwest for as long as I can remember. The city has slowly engulfed San Xavier with homes, restaurants, hotels, and a golf course. Now, the group that owns the golf course has purchased the property, and has development intentions which would include another golf course and housing. I think it is a great idea and a golf course in a huge quarry will be a first for Tucson.
8-3-01 The summer rains have been cooling things down. However, the real estate market is still hot. But occasionally, you will see some resales that take a while to sell.
If you are taking title in Arizona as husband and wife you should consider talking to an attorney. In 1995 the Arizona Legislative Session enacted the community property with the of survivorship form of vesting. This seems to be the most popular, however, everyone's situation is unique. 7-17-01 Tucson's Builder-Broker code is alive and well. Realtors and Builders both benefit from the agreement, and in result the buyer. Why? Simple - Cooperation and professionalism between all parties creates an atmosphere of advice and assistance geared towards the buyer.
June had a record 28 subdivisions explode on the market; Wow. There are currently 152 subdivisions selling new homes in the Tucson area.
7-9-01 Starr Pass has 13 resales on the market from $139,00 to $335,000. Prices per square foot are in the $120 range. The initiation fee to join Starr Pass is still $15,000.. With the new resort in the pipeline it could be a good time to start looking at Starr Pass. There are homes over $335,000 in Starr Pass, but none are for sale at the moment.
49ers Country Club has a small subdivision of approximately 23 townhomes near the clubhouse. Ideal for a second home or low care 1st home. Unique for Tucson, 49ers has an abundance of trees. Rarely are any townhomes for sale in 49ers, however, two townhomes are on the market and are priced in the $180s. Call me for details.
7-6-01 Canada Hills has 20 plus subdivisions that surround The Sheraton El Conquistador Country Club. Currently the MLS shows 57 resale homes on the market, ranging in price from $125,000 to $750,000. Square footage prices are around $100. The Sheraton El Conquistador Country Club recently completed a $2.1 million on both 18 hole courses. In my opinion, the El Conquistador CC is the most active of all the Country Clubs.
6-22-01 Tucson looks like it will have another resort, The Marriott at Starr Pass has just received financing approval for a 575 room resort and convention center. The six story resort will have a 66,000 square foot convention center, a 25,000 square foot spa, three restaurants and an additional 18 hole golf course.
The monsoon season has struck Tucson the last two nights. I hope it continues.
6-15-01 MLS listing inventories appear to be up in the $250,000 plus range, for the north, northwest, and northeast parts of Tucson. The north has 325 listings and the northwest and the northeast both under 200 listings.
Alot of people move to Tucson for the weather, and for good reason, the dry heat in the summer with mild winters. This summer we have been in triple digits a few times, however, the last few days peaked in the 90's.

6-2-01 Tucson has variety of luxury home communities. El Encanto, an established area in central Tucson, is often overlooked. It is just a few minutes to downtown, golf, malls, restaurants, U of A etc.. However, when you drive into El Encanto you get this great feeling. Maybe its the estate style homes on large desert lots, or the the fact you just left the city by making a turn. If you are looking for convenience, and want a exclusive area El Encanto could be the answer.

Stone Canyon is progressing beautifully. The temporary clubhouse is open and surpasses some other permanent clubhouses. 5-24-01 The Gallery at Dove Mountain has reached 240 members and the cost of membership just went to $50,000. The Cottages next to the Gallery clubhouse just received the public report. Plans for a new custom home subdivision around the 10th & 18th holes, called Solana, is not to far away. Dove Mountain is actually located in Marana, Arizona. However, to most people it is located in northwest Tucson.
5-23-01 49ers Country Club has 21 homes on the market with prices from the 200s to the 600s. That includes new spec homes as well as established resales.
The golf course has been under new ownership for the last couple of years and the new owners are doing an excellent job. 49ers CC is one of the few areas in Tucson with an abundance of trees.
5-14-01 Now is the time to buy a new home in Tucson. New home permits in the Tucson area show a 5.1% decrease through April 2nd, compared to the same period last year. Oro Valley posted a 33.7% decrease, and Saddlebrooke came in with a 31.1% decrease.
Sabino Springs has several outstanding subdivisions to choose from, all with quality construction, and reasonable prices. Sabino Springs is located in northeast Tucson with the only guard gated community in the area. Custom lots are available on the golf course with city and mountain views. The golf course is a high end daily fee course with annual passes available.
4-27-01 Tucson National Country Club; picture living in a park and playing golf where the pros play. Good news for Tucson National CC is an additional 9 holes of golf is in the works , which would bring the total holes to 36. Real estate ranges from $125,000 to $795,000, allowing for different situations.

The Gallery Golf Club at Dove Mountain has 224 members and is looking forward to reaching their goal of 320 members and building a second course. John Fought and Tom Lehman have already designed and staked the next 18 holes.
4-22-01 Canyon Pass at Dove Mountain has 6 spec homes for sale from $925,000 to $2,150,000. The MLS records indicate no homes sold in Canyon Pass. I wonder if any of the builders are motivated?
La Paloma has condos in the low $100s to homes up to $2 million homes. The location is central foothills, which is one of the many benefits along with being next door to The Westin La Paloma Resort.
4-8-01 49ers Country Club currently has zero lots available. However, in six months the remaining 6-9 lots may come on the market. Also, there some excellent spec homes in 49ers.
4-1-01 Heritage Highlands phase 4 is under way with approximately 150 lots. Located near the 15th hole, which has a lake in front of the green, makes for great views. Lot prices are from $30,000 to $140,000.. Heritage Highlands is an adult community with spec homes available too. Call me to discuss all of are adult communities.
Vaquero at The Gallery in Dove Mountain has eight remaining lots. Prices range from $350,000 to $725,000.
3-29-01 The Cottages at The Gallery Golf Club is located next to the Clubhouse on 16.5 acres. The average size lot is 15,300 square feet - the smallest is 10,148 and the largest is 23,910. They have two floor plans, a 2 or 3 bedroom with the 2 bedroom at 2202 sq ft and the 3 bedroom at 2337 sq ft.. All of The Cottages will have their back patio areas facing the golf course. There are 27 Cottages currently available with pricing from $615,000 to $775,000.. The Cottages are located in Dove Mountain Community.

2-16-01 New home sales in Tucson hit a record 6,197 in 2000. So far this year looks the same as last, and prices are rising partly because of development regulation and the supply of developable lots. Also, the median price of a home was $137,625 up from $131,960 in 1999. The average price of a new home reached $159,830 from $150,937 in 1999.
2-4-01 The Summit at Finger Rock is a phenomenal new 36 lot luxury community in north Tucson. Homes are really exceptionally priced between $503,000 and $767,000. I just went through the models and viewed the lots and believe the location, floorplans, construction, and value are perfect.
1-29-01 The Gallery golf cottages, in Dove Mountain, are closer to coming on the market. The public report from the dept. of Real Estate should be available by mid april. It will be approximately a 30 unit area with 2 and 3 bedroom floor plans. Also, to purchase a home you must be a member at the Gallery Golf Club. Currently memberships are $45,000 and are refundable.
